SLAM & TLS BUILDING SCAN

COMPARISON

Accurate and detailed scanning of residential buildings is essential for a variety of applications, from renovation planning to safety assessments. At Precise Spatial, we leverage a range of advanced LiDAR technologies to deliver precise data tailored to the specific needs of each project. In this case study, we compared two methodologies—Terrestrial Laser Scanning (TLS) and Simultaneous Localization and Mapping (SLAM)—to capture external and internal details of a residential building in Sydney. 

For this project, we deployed two different scanning solutions to assess the benefits of each methodology in capturing data for residential buildings. Both scanners were controlled by Ground Control Points measured by a Total Station, ensuring accuracy and consistency across both datasets. The Leica P40 ScanStation was used for traditional TLS, providing high-accuracy measurements for the external structure, including the roof. This method is ideal when millimetre-level precision and detailed deliverables are required. In contrast, we utilised the ST-X Hovermap Emesent for the SLAM methodology, which efficiently captured external features, as well as internal areas such as staircases and apartments. SLAM technology is perfect for situations where speed and flexibility are priorities, and millimetre accuracy is not essential. 

SLAM technology offers significant speed advantages compared to TLS, especially when rapid scanning is required. With the ST-X Hovermap Emesent, data can be collected in a fraction of the time it would take using traditional TLS methods. This can drastically reduce site visit durations and minimise disruption, making it particularly useful for dynamic or hard-to-reach environments. For residential buildings, where the focus may be on larger-scale data capture rather than pinpoint accuracy, SLAM provides a practical and efficient solution. 

While SLAM excels in speed, the Leica P40 ScanStation shines when it comes to capturing a rich level of detail and precise measurements. TLS provides high-accuracy point clouds with millimetre precision, which is crucial when intricate design elements or engineering-level assessments are required. It also performs well in highly reflective environments where mirrors and glass walls are present, allowing for the removal of reflections from individual scans. For this project, we used TLS to meticulously scan the building's exterior and roof, ensuring comprehensive data capture with the highest level of detail.

Data captured through both TLS and SLAM technologies can be transformed into a wide array of valuable deliverables. These include precise floorplans and site layouts for renovation or redevelopment, as well as Net Lettable Area (NLA), Gross Lettable Area (GLA), Gross Lettable Area Retail (GLAR) and Net Floor Area (NFA) reports, to support leasing and compliance. Detailed section and elevation drawings can also be produced for survey, documentation, and other design purposes.

 

The resulting 3D point clouds enable advanced applications such as clash detection, heritage preservation, and building condition assessments. Additionally, the data integrates seamlessly with Building Information Model (BIM) workflows, providing long-term value to architects, engineers, developers, facilities managers, and government agencies.

Both TLS and SLAM methodologies provide the ability to create virtual tours using the scanners' cameras, allowing stakeholders to explore the site data interactively. Using Pointerra portal, clients can visualise the 3D point clouds and design features directly in their web browser, without the need for additional software installations. This enhances collaboration and ensures that all involved parties can easily access and analyse the scanned data. 

By integrating both TLS and SLAM methodologies into our workflow, Precise Spatial is able to offer a spectrum of tools designed to meet the unique requirements of any survey. Whether you need the speed and flexibility of SLAM for general scanning or the high-accuracy and rich details of TLS for precision measurement, we ensure that each project is handled with the right technology for the job.
